New Regulations will come into force in England on 1st June 2020 in respect of Electrical Safety in Residential properties. These Regulations (The Electrical Safety Standards In the Private Rented Sector (England) Regulations 2020) will require Landlords of residential premises, including farmhouses let on Agricultural Tenancies to undertake electrical safety inspections every 5 years. These Regulations will apply to all new Tenancies from 1st July 2020 and to all existing Tenancies from 1st April 2021.

In short, these regulations will require Landlords to be able to comply with the following:
– Ensure that electrical safety standards are met during any period of the Tenancy
– Ensure properties are inspected and tested at intervals of no more than 5 years
– Ensure that testing is carried out prior to the Tenancy commencing or by 1st April 2021 for existing Tenancies.
